The ordinary results underneath. Decided by your website: your pages, your words, the sites linking to you. When we say “organic” further down, this is what we mean.

Structure

Last week we published a rule. This week’s data made us soften it.

On the tilers page we found that adding a second qualifier to a suburb page killed it outright — “bathroom tiler” plus a place returned zero in all five places measured. We wrote it up as a strong signal rather than a law, and said we would test it on the next trade. This is the next trade.

The opportunity

Two completely separate bodies of law, and most fencing sites mention neither.

One governs your customer’s relationship with their neighbour. The other governs whether a pool fence is legal. They have nothing to do with each other.

The fencing notice, and the thirty days

The formal mechanism between neighbours is a fencing notice, and the neighbour has 30 days to respond. Costs are shared equally by default, with exceptions where one party wants an upgrade or caused the damage. Send it by registered post so delivery can be proved.

“Sufficient” is deliberately undefined

The law sets no height and no material. A sufficient dividing fence depends on the existing fence, how the land is used, privacy, security and what the rest of the street has — which in residential Melbourne usually lands on a 1.8 metre timber paling fence. A contractor who can explain that sentence is worth more to the customer than one who quotes a metre rate.

Storm damage does not wait for agreement

Where a fence has been damaged or destroyed and needs urgent repair — a fallen tree, fire, flood — the work may proceed without the neighbour’s agreement and without prior notice. The urgent fencing notice follows afterwards, setting out the work, the cost and the reason it could not wait.

Pool barriers are a different world entirely

Registration with the council is mandatory for anything holding more than 30cm of water, and a barrier compliance certificate is due every four years, lodged within 30 days of being issued. Which rules apply depends on when the pool went in: before 8 April 1991, between then and 30 April 2010, or from 1 May 2010 — and that last band must meet AS 1926.1-2012 with self-closing, self-latching gates.

Proof you can hand over

Four numbers a customer can check before they commit.

Two of them are about the neighbour and two are about the pool, which is the whole of this trade in four boxes.

How long the neighbour has to respond to a fencing notice. Send it registered post so the date can be proved.

1.8 metres

Not a legal minimum — the law sets none. It is what “sufficient” usually means for a residential paling fence in practice.

30 cm

Anything holding more than this much water must be registered with the council, inflatables and portable spas included.

4 years

How often a barrier compliance certificate must be lodged again — by an inspector or surveyor, not by the fencer.

Pool fencing as a bullet point

A$27 a click at a difficulty of 1, plus a legal obligation that repeats every four years for every pool you have ever fenced. It is the best single term in this research and on most sites it is one line in a list of services.

No mention of temporary fencing

A$19 a click at a difficulty of 5, and the customer is a builder with a site starting Monday, not a homeowner. It is a different customer, a different sales cycle and a recurring one, and it needs a page that speaks to them rather than to a back garden.

Gates treated as an accessory

750 searches a month at A$9.52. Automatic gates alone are 260 at a difficulty of 2, and gate repairs are a A$19 click. If you do gate automation and your site says “and gates” at the end of a sentence, you are hiding your second-best product.

An explainer written for a search nobody makes

“Who pays for the fence?” is the question every customer has and the phrase none of them types — a flat zero. The searched phrase is fencing notice victoria, 210 a month. Answer the question; title the page after the instrument.

Suburb pages loaded with the product name

Bolting a brand onto a place costs about 85% of the demand, and in this data it made the term harder in Bendigo, not easier. Build on the bare word and put the Colorbond detail inside the page.
