Three businesses. That is the whole map pack. Fourth place is a link nobody taps. Decided by your Google profile: how close you are to the person searching, your categories, your hours, your reviews. Your website barely comes into it.

The list

The ordinary results underneath. Decided by your website: your pages, your words, the sites linking to you. When we say “organic” further down, this is what we mean.

Structure

We ran an experiment on the suburb pages. It came back clean.

After the concreting research, where eleven of nineteen suburbs turned out to have no demand at all, we stopped assuming. For this trade we tested two phrasings against each other.

Bentleigh, Brighton, Doncaster and Glen Waverley were tested on both phrasings, so the comparison is like for like.

The other surprise is where the volume sits. It is not in Melbourne.

Geelong is 1,000 searches a month. Bendigo is 880. Ballarat is 320. Between them that is 2,200 of the 2,990 in the whole suburb layer — and Bendigo does it at a difficulty of 9, where Ballarat is a 37.

Where the money is

The biggest words in this trade are the cheapest, and the hardest.

This is the clearest split we have found on any page, and it decides what a builder’s site should be about.

The regulator is not a renamed VBA

On 1 July 2025 the Building and Plumbing Commission absorbed three bodies: “the Victorian Building Authority (VBA), Domestic Building Dispute Resolution Victoria (DBDRV) and the domestic building insurance arm of the Victorian Managed Insurance Authority (VMIA)”. The regulator, the dispute resolver and the insurer are now one organisation. That is a structural change, not a rebrand, and it changes who a homeowner deals with when something goes wrong.

Insurance went from last resort to first resort

On 1 July 2026 the First Resort Home Warranty Scheme replaced Domestic Building Insurance for projects up to three storeys with contracts of $20,000 or more. The old scheme paid out only if the builder had died, disappeared or gone insolvent. The new one covers “lost deposits, incomplete building work, and non-compliant or defective building work” without the owner having to prove the builder is gone. Those two words — first resort — are the whole change, and they are worth a page on their own.

Rectification orders now reach ten years past handover

Commenced the same day. The Commission can direct “builders, subcontractors and developers to fix poor work at any time during construction and up to 10 years after the date of practical completion”. For a builder that is a decade of recall exposure. For a customer choosing between quotes it is the most reassuring fact available about the industry, and almost nobody is telling them.

Proof you can hand over

Four numbers a customer can check before they sign.

A builder who volunteers these before being asked has separated themselves from the field in about forty words.

5% or 10%

The legal cap on a deposit. Ten per cent if the contract is under $20,000, five per cent if it is $20,000 or more. Anyone asking for more is breaking the law, not driving a hard bargain.

Five business days

The cooling-off period on a major domestic building contract — counted from when the owner receives a signed copy, not from when they sign.

$100

All the builder may keep if the owner cools off, plus approved out-of-pocket expenses. Everything else goes back. Most people assume they would lose the deposit.

The capped progress payments, as percentages: base, frame, lock-up, fixing. A payment schedule that front-loads beyond these is not a negotiating position either.

Writing like a volume builder when you are not one

House and land packages, display homes, new home builders — the three hardest commercial terms in this research and the three cheapest per search. A ten-house-a-year builder competing there is fighting the biggest advertisers in the state for the traffic worth least.

No page for extensions or renovations

720 searches a month at a difficulty of 7, and a A$17 click. 480 more for renovation builders at A$20, the most expensive click anywhere in our research. If you take that work and do not have a page for it, this is the largest single gap on your site.

A gallery instead of a project record

Photographs with no suburb, no brief, no constraint, no timeline. The same photographs with “Bentleigh, sloping block, double storey, eleven months, and here is what the site classification forced us to change” are a different website. Builders have the best raw material of any trade and consistently publish the least of it.

Nothing about the contract

The single most frightening part of hiring a builder is signing a document you do not understand for more money than you have ever spent. Explaining the deposit cap, the cooling-off period and what the progress payments mean costs you nothing and answers the fear directly.

Regional treated as an afterthought

Geelong is 1,000 searches a month, Bendigo 880 at a difficulty of 9. Between them and Ballarat that is more than two-thirds of the entire suburb layer. Most Melbourne builder sites mention regional Victoria in a service-area list and nowhere else.
