Preston was built in two waves, and the second one is bigger than most people realise.

The first ran through the 1920s and 30s, after the tram arrived in 1920 and the railway was electrified in 1926. The population hit 33,442 by 1933. Interwar bungalows, most of what people picture when they picture Preston.

The second was post-war and much larger. The municipality grew 37% between 1947 and 1954 on the back of migration, and by 1961 it held 84,146 people. Italian and Greek families from the late 1940s through the 60s, building and extending as they went.

Here is the part that makes Preston different to the older suburbs around it. In Brunswick, an owner knows the house is a hundred years old and expects the pipes to be a problem.

A post-war Preston house does not feel old. It is brick, it is tidy, the kitchen has been done twice. It is also 65 to 80 years old, and the drain under it is the same clay as the one two suburbs south in Brunswick.

Two more things about the post-war wave. Those families built as they went — a second bathroom, a laundry off the back, a shed with a tap, a yard slabbed in concrete. Much of it was owner-built, and much of it is still there.

And Preston is being rebuilt again right now: apartments and townhouses along High Street and around the market, under the council’s Preston Central plan. Renters and bodies corporate, not owner-occupiers.
