The local picture

Why Richmond needs its own page.

Richmond was subdivided by Robert Hoddle in 1839 and had 2,161 houses standing by 1857. Its heritage study puts the boom plainly: “The most active period of development in Richmond was in the 1870’s and 1880’s”, with the subdivision pattern essentially complete by 1888.

The old City of Richmond held about 38,800 people by 1891 and peaked at 43,171 in 1921. So the housing was substantially in place before the twentieth century started — tiny cottages and single-storey terraces on the low ground, mansions on the Hill.

Today the census shows how little of it is detached: 15.6% separate house, against 72.3% nationally. Terraces and townhouses are 30.7%, apartments 53.0%, and 54.7% of the suburb rents.

The ground here is genuinely awkward, and this page is going to be careful about it.

Richmond is not one geology. There is Silurian sedimentary bedrock under the high ground — Richmond Hill, on the western boundary. There is Newer Volcanics basalt along the Yarra, which is why the 1984 heritage study records thirty-one quarry sites set aside on Crown allotments where they abutted the river, and extensive bluestone quarries between Barkly Avenue, Mary Street and the river.

And there is estuarine silt on the low ground. The published account of Melbourne’s geology says the Fishermans Bend Silt extends up the valleys “as far as Church Street, Richmond”.

The pipe itself is documented, and unusually well. Melbourne Water has been replacing the Hawthorn Main Sewer — roughly a hundred years old, built in the early 1900s, brick, running under the Yarra from Power Street in Hawthorn to Burnley Street, Richmond, and described as reaching the end of its service life. It is being replaced with glass-reinforced plastic to serve the next hundred years.

Above ground, the water arrives differently. Richmond flooded in 1863, when the water rose ten feet; in 1891, when a contemporary account said “only the roofs of the houses could be seen”; and in 1934, which displaced 800 people here and still holds the Yarra record.

And it is live again. New Melbourne Water mapping released in October 2025 put flood overlays on roughly 21,000 homes in the City of Yarra, naming Richmond among the areas of heavy potential flooding.
